1. Credit scores over 600 (at least one adult applicant). More that 3 non-medical collections do not qualify.

2. Total/combined gross (pre-tax) monthly income should be at least 2.5 times the monthly rent. Must be verifiable. We will not start to process the application with out proof of income.

3. We do not accept "cosigners." (Exceptions for students)

4. Occupancy only 2 persons per bedroom

5. Security deposit and first month's rent are due in full immediately upon approved application.

6. No prior evictions or judgments from landlords.  

7. Can not have any monies owed to a property management company.

8. We do not accept or process "sight unseen" applications (out of state/country applications may be an exception).

9. Felony of the manufacture and sales of illegal drugs are rejected, others considered on a case by case basis
